There is a recurring phrase in almost every program described on this site: 'a pre-retrofit energy assessment is required.' The $600 Home Renovation Savings assessment rebate exists specifically to pay for one, and every municipal loan program — from BetterHomes Huntsville to the Toronto HELP loan — asks for the same visit both before and after the work. Yet the visit itself is almost never explained. Homeowners are told to book one and then handed a report full of numbers they have to interpret on their own. It is worth slowing down and describing what actually happens during an EnerGuide assessment, because it is the single common thread running through every rebate and loan on this site, and understanding it once makes every other program easier to navigate.
EnerGuide is the federal home energy rating system, run by Natural Resources Canada (NRCan). The assessment is performed only by a certified, NRCan-registered Energy Advisor — not a government inspector and not a contractor on a sales call. The advisor has no product to sell you and no stake in which upgrades you choose; their job is to measure your home's energy performance as it stands, model it against a standard, and produce a rating and a detailed report. Then the advisor reviews the heating and cooling system (furnace, boiler, or heat pump), the water heater, and the ventilation — HRV or ERV if one is present, or kitchen and bath exhaust if not. None of this is invasive; the goal is to gather enough to model the home's energy use accurately, not to open up walls.
After the visit, you receive the EnerGuide rating and label, plus a report listing recommended upgrades with modelled energy savings for each. This baseline is the number that matters for the programs on this site.
